About Madak
What is Madak?
Madak is the first licensed Saudi platform for fractional ownership real-estate investment, operating within the regulatory sandbox of the Real Estate General Authority (REGA). It lets you own real shares in income-generating properties in the Saudi and Emirati markets, with official title deeds (Sak) registered in your name in the Saudi Real Estate Registry.
Our aim is to open up real-estate investment — long reserved for the wealthy — to anyone starting from just SAR 500.
How is Madak different from traditional real-estate funds?
The essential difference is the nature of the ownership
In a real-estate fund: you buy units in a fund, and the fund owns the property. You are a creditor of the fund.
With Madak: you own an actual part of the property itself, in your name on an official title deed (Sak) registered in the Saudi Real Estate Registry.
This is real ownership you can pass on to your heirs, and the deed stays in your hands whatever happens to the platform.
Is Madak Shariah-compliant?
Yes, fully. Every detail of the platform — the contracts, the investment mechanics, and the way deeds are issued — has been reviewed in depth by the Shariah committee chaired by Sheikh Dr. Saad bin Turki Al-Khathlan (former member of the Council of Senior Scholars).
The platform is certified by Shariah Review Bureau, with an official certificate you can view here . The investment is free of riba and gharar.
Which markets does Madak operate in?
We currently operate in Saudi Arabia and the UAE , focusing on the main cities: Riyadh, Jeddah, Khobar, Dubai, Abu Dhabi. We select properties carefully in strategic locations, based on detailed feasibility studies.
Investing
What is the minimum investment?
Some opportunities start from just SAR 500, and the minimum varies from one opportunity to another depending on the property and how it is financed. There is no maximum — you can build your real-estate portfolio gradually, at your own pace and capacity.
How are returns distributed?
You receive returns on your investment from two sources
Rental income: distributed monthly, straight into your digital wallet in the app, in proportion to your ownership share.
Capital growth: when the property is sold at the end of the term, you receive your full share of the sale value along with the profit.
All distributions are transparent and backed by detailed periodic reports.
What return should I expect?
Returns vary from one opportunity to another depending on the property type, location and operating model. Historically, expected rental yields range between 6–9% a year , in addition to capital growth as the property appreciates (historically around 7–9% a year in Riyadh).
Every opportunity comes with a detailed feasibility study setting out the expected return.
What are the platform fees?
Madak’s fees are simple and transparent
Annual management fee: a set percentage of the property value, stated clearly on every opportunity.
Success fee: charged only when a profit is realised on the sale of the property.
There are no hidden fees and no extra obligations on the investor — everything is disclosed and Shariah-reviewed.
Does Madak guarantee returns?
No. Real-estate investment — like any investment — carries risk, and specific returns cannot be guaranteed. The main risks are real-estate market fluctuations and changing occupancy rates, so actual returns may differ from those expected.
We mitigate these risks through a rigorous 7-stage due-diligence process before any property is listed, and through property diversification — yet returns remain not guaranteed.

Deeds & ownership
How are title deeds issued?
Deeds are issued through the Saudi Real Estate Registry under the supervision of the Real Estate General Authority (REGA). Your share of the property is registered directly in your name in an official document you can verify at any time through the government’s e-services platforms.
This is a fundamental difference from other investment models: your ownership is real and registered, not merely a record in our database.
What happens to my deed if Madak shuts down?
This is the most important question — and the answer is reassuring: the deed (Sak) is yours independently of Madak . Your name is officially registered in the Saudi Real Estate Registry, and nobody can take it away from you, whatever happens to the platform.
If the platform were to stop for any reason, the property remains owned by you and the other owners, and you can appoint another property manager to carry on.
Can I pass my share on to my heirs?
Yes, certainly. The deed is official ownership, and it passes to the heirs under Shariah inheritance rules exactly like any other property. This is one of the greatest advantages — an investment that lasts for generations.
Can I get a copy of the deed?
Yes. You can view your electronic deed at any time inside the Madak app, under “My portfolio”. The deed is also available for independent verification through the Absher platform and the Real Estate General Authority platform.
Exit & liquidity
How can I exit my investment?
There are two routes to exit
Full exit (end of term): when the set investment term ends, the property is sold and you receive your full share of the sale value along with the profit.
Early exit (exit window): Madak opens an exit window periodically, depending on the opportunity, through which you can sell your share to other investors in the app.
Both routes are regulated and Shariah-reviewed.
Is early exit guaranteed?
Early exit depends on there being a buyer in the exit window at the price you want. Madak provides the platform and the trading mechanism, but the presence of a buyer at all times cannot be guaranteed.
At the end of the set investment term, full exit through the sale of the property happens automatically .
What is the typical investment term?
The investment term is usually between 3 and 7 years , and it varies from one opportunity to another depending on the property and the investment objectives. Every opportunity comes with a clearly defined term from the outset.
Regulation & Shariah
Who regulates Madak?
Madak operates exclusively within the regulatory sandbox of the Real Estate General Authority (REGA Sandbox) , the official environment designated by the Saudi government to incubate innovative real-estate business models and enable them to operate within a clear legal framework.
Joining this sandbox came by an official decision of the Real Estate General Authority, with the support of the Ministry of Municipal, Rural Affairs and Housing (H.E. Minister Majid Al-Hogail).

How do I start investing?
The steps are very simple and take no more than a few minutes

3. Browse the available opportunities and the feasibility study for each property.
4. Start from SAR 500 and choose what suits you.
5. Follow your returns monthly in your digital wallet.

Can I use Madak from outside Saudi Arabia?
Yes, you can download the app and manage your investments from anywhere in the world . To register and own, however, you must be resident in Saudi Arabia or the UAE and hold a valid national ID or residency permit.

It’s simple: on the login screen, tap “Forgot password” , and a reset message will be sent to your registered mobile number. The app also supports fingerprint or Face ID login for your convenience.
